Trace and Access
Trace and Access (T&A) covers the cost of finding and accessing the source of a leak and then making good the access points. It does not usually cover repairing the failed pipe or replacing finishes beyond the access holes unless the policy says so.
When T&A applies
- Hidden leaks under floors, behind walls, or in ceilings.
- Repeated damp patches with no obvious source.
What to expect
- Leak detection using thermal imaging, acoustic tools, or tracer gas.
- Opening up floors/walls to expose the faulty section.
- Making good the access after the leak is fixed.
Limits and tips
Limits vary (£500–£5,000 typical). Ask your insurer to confirm your limit early. Keep photos of each stage, including the exposed leak.
